MID-CITY
Constituting the band between Wilshire Blvd. and Olympic Blvd. and running from the business district at Lincoln Blvd. east to Centinela, the Mid-City area has relatively few single-family homes. It does, however, boast a large percentage of Santa Monica’s condo and townhouse market as well as fair amount of the city’s residential income opportunities (duplexes, triplexes, small apartment buildings). One bedroom condos can be found in the under-$500,000 range with the largest and newest condos going for a little over $1,000,000.
NORTH OF MONTANA AVENUE
North of Montana is Santa Monica’s most upscale neighborhood. The majority of homes are 4- and 5-bedrooms, with most selling for prices between $2.0 million and $5.0 million. Older 2- and 3-bedroom homes, built decades ago, are generally acquired for land value and re-development when they do come on the market.
NORTH OF WILSHIRE
The North of Wilshire neighborhood features many 3-bedroom homes, along with the occasional larger home, as well as condominiums and townhomes in the area bounded by 2nd St. on the west and 20th St. on the east. Prices for single-family homes typically range from $1.3 million to $3 million; prices for condos and townhomes range from the $750,000-900,000 range for a typical two-bedroom unit more than $2million for newer and lavish luxury units.
OCEAN AVENUE
The east edge side of Ocean Avenue and north of the city’s business, tourist, and entertainment district features upscale condominiums, co-ops, and apartments overlooking Palisades Park and the beach and ocean beyond. Prices can range from the $600,000's for a studio unit to as much as $9 million for a prime penthouse suite.
OCEAN PARK
Ocean Park is very much a beach community. Many homes are built on narrow lots designed to accommodate more dwellings per block and are highly prized by those who desire to be within walking distance of the beach.
PICO NEIGHBORHOOD
Santa Monica’s most affordable neighborhood, the Pico neighborhood is situated between Olympic and Pico Blvd, cut in two by the Santa Monica freeway which runs roughly parallel to both streets. Apartment buildings and condos predominate, with condo prices typically ranging from the mid $400,000's to the mid $600,000’s. A few single-family homes can be found, particularly at the eastern end of the neighborhood, with prices ranging from around $700,000 to a little over $1,000,000.
SUNSET PARK
The streets south of Ocean Park Blvd. slope down towards Marine, Navy, and Ozone streets. Homes hugging these slopes often feature greenbelt, city lights, or even distant ocean views. Many 2-bedroom homes built in the 1940's and 1950's still remain in addition to larger homes. Prices generally begin around $900,000 for a small bungalow and leap to out in the $2,000,000 range for larger new construction.
